We need an Assistant Property Manager for a 60-unit apartment complex in Palatka, FL. Candidates MUST have Property Management experience. Tax credit experience is a PLUS. This is a full-time job, 32 - 40 hours a week, offering health insurance, paid holidays, vacation, personal time off and industry-related educational opportunities. We are DFW and EOE compliant. It's a plus if you live in the Palatka area and have experience with Rent Manager software.

POSITION SUMMARY

The main focus of the Assistant Property Manager is to enhance their community in the most efficient and profitable manner possible, and to ensure the satisfaction and well-being of all residents.

MAIN PRIORITIES AND RESPONSIBILITIES

You'll be responsible for all property operations, under the direction of the Property Manager and/or the Management Company leadership team. Including:

  • Work with residents and prospects, collecting rent, posting notices, notifying maintenance staff of maintenance issues and following through
  • Use Rent Manager and AvidXchange daily to support the property’s operations
  • Support the property manager with accounting, purchase order and invoice needs
  • Assist vendors and contractors with billing questions
  • Uphold all Company policies

ADDITIONAL POSITION RESPONSIBILITIES Collect all possible income, and control all expenses within the guidelines of the budget

  • Grow the market rents at your Community through excellent customer service and detail-oriented daily oversight of the physical property
  • Review and analyze monthly financial statements
  • Ensure all weekly, monthly, quarterly, and annual reporting is completed in an accurate and timely manner
  • Complete market surveys and maintain a current knowledge of the local market
  • Update and initiate advertising and promotional activities through in-person contacts and social media outlets
  • Present lease and lease renewals at the best possible rental rates
  • Develop and implement an effective resident retention program
  • Provide superior customer service
  • Continually inspect the Community and implement an ongoing maintenance and improvement plan
  • Adhere to and implement our Policy & Procedures Manual
  • Supervise an ongoing training program for other on-site Associates as needed
  • Improve and refine your knowledge of the on-site computer system and programs, and all other duties as may be assigned from time to time
  • Be aware of Legal matters and laws applicable to the state in which the property is located
  • Know Fair Housing policies and procedures
  • Know Life/Safety issues
  • Comply with ADA, OSHA, EPA policies and procedures
  • Risk Management adherence

APPLICANT REQUIREMENTS

Education

  • Two or four year college degree preferred
  • Industry and related continuing education
  • NAA Certified Apartment Manager designation preferred
  • IREM designation preferred
  • High School graduate or equivalent
  • Experience 1-3 years multi-family property management. Using Rent Manager and AvidXchange a plus
  • Tax Credit experience a plus
  • Strong marketing and sales background
  • LIHTC certification preferred

Special Skills Organizational skills Ability to delegate Computer literate with the following software: Rent Manager Microsoft Office (Word, Excel) Strong communication skills

  • Good decision making ability

Job Type: Full-time

Pay: $18.00 - $20.00 per hour
